My property is in excellent condition – nothing disturbed or missing and the vetting of guests has been faultless. Bill manages the booking system extremely well; his experience and skill have ensured that occupancy rates have typically been 26 to 30 days per month with voids to a frictional minimum level.
Bill provides a total service, meaning that I delegate the entire process to him, I have no interface with the Airbnb site and within the agreed parameters of letting price, I have come to be comfortable to allow him full discretion in the management of the letting operation. Cleaners and turnover administration are also well and efficiently handled.
I think the service is a “game-changer” for people who might be interested in unlocking value from partially unoccupied property, but have neither the inclination nor time to allocate to the required administration.

I have been letting my London flat on Airbnb through Luwo Property and have found it a much better arrangement than previously when I was renting out the flat through longer-term lets of a year and 18 months at a time via traditional estate agents. Even when taking into account the extras that the landlord has to pay for when letting properties through Airbnb – Council Tax, utilities, TV and Wi-Fi provision etc plus the Luwo Property fees, it has still worked out considerably more lucrative than long-term lets – perhaps a third again as much as previously after deductions. It has also proved very convenient. Gabriel and his team have arranged the changeovers, cleaning of the flat, provision of fresh linen, soaps, cleaning materials and basic supplies very efficiently and virtually every guest has commented on the cleanliness, tidiness and welcoming atmosphere of the flat.
Gabriel has also been a courteous and punctilious host, always available to answer guests’ queries and sort out any glitches, including repairs, replacement of light bulbs, fuses etc, making the flat probably more secure and better looked after than it was when it was occupied by long-term tenants. The feedback from guests has regularly singled him out for particular praise. I live in Warwickshire and could not give such a high level of service without being based in London. Gabriel and his team are also very trustworthy and sensible; for example he suggested getting a key box fitted outside the flat, with a code which the incoming guests are given. (The code is altered after each visit for security reasons.) This enables guests arriving unexpectedly late to be able to get straightforward access to the flat.
I would thoroughly recommend Luwo P. service as he knows the area well and has experience of administering other similar properties in South London. He is also knowledgeable about pricing the property realistically at different times of year and so far it has been let all but a handful days over the first four months.
